What is a property condition report?

This is a report that is compiled at the commencement of a tenancy prior to your tenant moving into the property.  This report outlines the condition of the property and is used when the tenant vacates to ensure that the property is left in the same condition.  This report is also known as the ingoing report.  An outgoing inspection is carried out as soon as practicable after the tenant has vacated.  The property condition report is used at this inspection and each item is checked off to ascertain whether the property si in the same condition as when the tenant took possession.  Any items that need to be rectified by the tenant are identified and the tenant is given the opportunity to rctify the discrepancies.  Any outstanding cleaning/repairs will be deducted from the tenants bond if not returned to a satisfactory condition.

What is a routine inspection?

Routine inspections are conducted after a tenant takes possession of the property and are generally conducted every three months, unless instructed otherwise by the landlord.  These inspections are essential to ensure that your property is being matained to an acceptable standard and to identify any maintenace that may be required.  A copy of the routine inspection report is forwarded to you after each inspection and should it be necessary a member of the property management team will contact you to disucss items noted on the report.

What happens when a tenant stops paying rent?

When a tenant stops paying rent, we inforce ur strict arrears policy.  We send gentle reminders via SMS, phone calls, etc up to 7 days behind in their rent.  Once the tenant reaches the 7 + days in arrears we send our first arrears letter reminding the tenant of their obligations according to the tenancy act.  They receive our second letter at the 10 + days in arrears, warning the tenant of the impending termination due to tenancy breach if the arrears are not rectified.  At the 15 days in arrears, the tenant is automatically issued with a termination notice which is a formal warning to rectify the situation by a certain date or we will be applying for eviction at the tenancy tribunal..

How do tenants pay their rent?

Tenants have several options to pay there rent, leaving no excuse for late payments.

  • by cheque or money order
  • by internet banking though their chosen financial insitution
  • direct debit from their nominated bank account

When does the rent money get paid into my account?

On the last day of every month all monies held, less management fees and invoices paid, is paid to you by way of direct debit to your nominated bank account or by cheque, ( cheque payment fee of $2.35 is charged if cheque option is chosen).  A statement is issued at the same time outlining the debits and credits for that month which can be sent to you via email or ordinary post.
